 
 
1. OCCUPANCY: The Property is to be occupied by no more than the maximum number stated on reservation at any given time. No Parties or Events. Visitors to be pre-approved by host. Third-Party Bookings require prior authorization by Host. If You reserve this rental, You must be one of the guests.
2. NO ANIMALS: Absolutely NO PETS / NO SERVICE ANIMALS / NO THERAPY ANIMALS allowed in or on the premises at any time. This is a safety & health issue due to extreme allergies of the HOST.*
3. GUEST VERIFICATION: Guest to provide a valid phone number, current address, and submit to host a clear unembumbered copy of their government-issued ID prior to checkin date. This is in addition to any validation provided to Airbnb. This is how we verify the identity of our guests. The minimum age to rent is 21-years.
4. PROBLEMS: Although your hosts do their best to provide an excellent experience for guests, problems still sometimes occur. It's very important to report any issues to hosts without delay so every reasonable effort can be made to correct or repair the problem. Host is not responsible for issues beyond their control, including but not limited to outages of utilities or Internet. There shall be no refunds, full or partial, unless Airbnb policies specifically state otherwise.
5. SMOKING / ODORS / STAINS: Smoking or Vaping of any substance is NOT allowed inside or outside the premises. Minimum $500 Fee for violating this rule to compensate for extra cleaning and air purification. Please, no strong odors when cooking (i.e. Fish, Curry, Etc). To reduce the risk of stains, please no eating or drinking in bedrooms, or on upholstered furniture; No hair dying.
6. PARKING: There is one parking space designated for one car in front of your patio. Any additional vehicles will need to be parked on the street. The additional parking space is for the upstairs guests. The driveway is shared, so please don't block.
7. QUIET TIME: For the comfort of all, Quiet Time is 10pm (11pm on Fridays and Saturdays) till 8am. Please refrain from loud noise at all times.
8. SMART TVs: Please remove any personal account information from the Smart TVs prior to leaving. Host is not responsible for any unauthorized charges made to guests accounts.
9. SECURITY CAMERAS: Tampering, Covering, Moving, disabling or Repositioning any security camera is strictly forbidden.
10. NO ILLEGAL ACTIVITIES: Guest is responsible for knowing and abiding by all Federal, State and Local laws while in or on the premises.
11. CLEANING FREQUENCY: It is solely up to the Guest to keep the rental unit neat and clean for the duration of their stay. Any cleaning provided by Host during Guest's stay will be subject to availability, and will require payment in advance in an amount to be determined by Host. For stays between 7-days and 27-days, at guest's request, used sheets, pillow slips, wash rags and towels may be exchanged for fresh ones on a weekly basis; and in such case, it shall be the guest's responsibility to remove the used linens and re-install the fresh ones.
12. CHECK-OUT TIME is 11:00 am, and time is of the essence in preparing unit for the next guest, the only exception being by prior Host approval through the Airbnb Messenger system. Check-outs past 11:00 am shall incur a $50 fee; And check-outs past 1:00 pm shall incur a $150 fee.
13. BREAKING OF HOUSE RULES / LIABILITY: In addition to the monetary damages stated on Airbnb.com, breaking house rules may, at the Host's option, result in expulsion of Guest(s) from the premises without a refund. Guest making reservation assumes all liability to any and all persons occupying the property for any injury, and holds Host harmless; and accepts full responsibility for the proper care of the property.
14. USE OF FIREPLACE: Be sure that the damper is open prior to setting fire. Use only dry, well aged wood. (Your host provides your initial supply.) Clean out ashes after each fire (but never when ashes are hot). Anything flamable must be kept at least 3-feet from the fireplace. Never leave a fire unattended. The fire extinguisher is located on the hearth - keep it handy.
15. USE OF SAUNA: Guest acknowledges and voluntarily assumes the risk of injury, accident or death to any member of guest’s party which may arise from the use of the Infrared Sauna, and hereby releases host of all associated claims or liabilities. Rental of this Short Term Rental is NOT an indication or guarantee that guest will be able to use the Infrared Sauna, or that it is advisable to do so. It is vital that the guest and any members of guest’s party observe the rules posted on the Infrared Sauna.
16. BICYCLES: Guests must sign a disclaimer prior to using the bicycles. No riders under 18-years of age.
17. EXTENDED STAYS: Stays of 28-days or longer require a walk-thru inspection prior to check-in, signed written agreement, and additional conditions.
*The “NO SERVICE ANIMALS” rule is allowed since the HOST shares the unit when not rented; and also cleans and prepares the unit for guests. ANIMALS are a serious safety and health risk to HOST. |
